Leading Expat Network Throws a Lifeline for Expats, Overseas Home Owners and International Real Estate Agencies

(firmenpresse) - It may be the ultimate dream for many people but buying property overseas can be fraught with stressful uncertainties and financial risk. Unless buyers do their homework into the house-buying process and the property laws of the country they are buying in, a dream property purchase can quickly turn into a financial and legal nightmare.

Memories of the recent housing market crash in Europe and beyond has left potential buyers anxious about committing to overseas purchases, however, the tide is turning. Global estate agent Knight Frank''s Global House Price Index shows a rise for eight consecutive quarters up to June 2014. Some parts of the country are starting to recover from the crisis but prices haven''t finished dropping in some areas, particularly along the coast, so you''ve got to be careful."

While the current climate sees bargains being snapped up in places hard-hit by the recession, in other expat destinations the problem is the opposite with inflated prices soaring even higher. Timing is everything in the overseas property market, as Kieran Campbell (36), a UK expat living in Australia, knows only too well: "Prices in my suburb of Perth have gone up over 10% in the last 2 years and it doesn’t seem like its slowing down. Properties are rarely on the market for more than a few weeks. I should have bought a year or two ago!"

Renting property overseas can pose a lower-risk alternative to buying, but as British expat Alex Catlin (40) found out, renting abroad can involve a considerable initial outlay for which it is essential expats plan: "When I lived in Japan, there were lots of taxes and charges on property that I didn’t know about. Signing a rental contract involves paying the equivalent of six months’ rent in advance in deposits and various charges. That really hurt as rental prices are so much higher in Tokyo than at home."





With rental prices in key expat cities such as Dubai and Tokyo rocketing by as much as 3 or 4% in the first quarter of 2014, according to estate agency Knight Frank’s Global Rental Index, there is a greater need than ever for expats to have access to efficient rental property searches and up-to-date information about international rental practices.
