"There are things you can do every month to keep a deck in great condition, but you still need to take advantage of the good weather of summer to do a thorough annual inspection and ," says Jeff Wall of .

Look for loose nails and screws, wobbly railing, and faulty beams and support poles. Check carefully for any insect damage, and look for mold or mildew, soft, rotting wood and bowed or warped planks.
Replace or re-tighten loose nails and screws. Secure loose railings, support structures and areas where the deck is joined to the house.
Uneven surfaces pose a safety hazard, so replace them. There's a good chance you'll find damaged or rotting planks next to or surrounded by healthy boards; if you don't have the proper tools and expertise to do the job yourself, call in a to take care of this for you.
If you find support beams or poles that are loose, rotten or out of position, take the safe approach. Discontinue use of your deck until a comes in and makes adjustments and repairs.
This final step will make your deck look great and protect it from mildew and water damage. Use a high-quality product, such as one that includes a UV-resistant compound.
"With proper , there's no reason your deck can't hold up to the elements and look great for years," says Wall. "That's peace of mind, knowing you can enjoy your deck without worrying about how safe it is."
