Titan Commercial Closes Two Illinois-Based Transactions Totaling Over $4 Million
(firmenpresse) - CHICAGO, IL -- (Marketwire) -- 08/09/11 -- Titan Commercial, Chicago's leading commercial real estate brokerage firm, announces today the completion of an investment sale at 461 S. Randall Road in Algonquin, Illinois. The 6,250 SF property, sold at a 8.75% CAP rate, is net-leased to Buffalo Wild Wings with 14 years left in its primary term. Titan Commercial Vice President of Sales Dan Steinberg represented seller Ranbil Ltd. while Interline Properties of San Jose, CA represented the buyer, who is a private investor.
The investment property was purchased through a loan, provided by Midwest Community Bank of Rockford, Illinois, for a sale price of $3 million. The deal was closed on July 13.
Also closed on July 13 was a net-leased medical investment sale at 4800 N. Kilpatrick Avenue in the north side of Chicago. In a deal where Principal Ben Rosenfield represented both sides of the transaction, seller Rockford 550 LLC sold the 5,690 square foot building to buyer Kilpatrick 5.0 LLC. Titan procured a full priced offer that sold within 60 days from when Rosenfield initially started marketing the property. The property sold at the $1,343,253 asking price with a 7.5% CAP rate.
